Referred to below simply as “you.” Thomas Digital is “we” and “us.” Four websites for $14,150 — 10% off our standard $15,700 — plus a monthly plan for each property that begins when that property's site launches.

1 Our goal

Our whole goal is to make you happy — and the surest way we know to do that is to be crystal clear from the start, so nothing about this project ever comes as a surprise. That's all this agreement really is: the two of us, on the same page, in writing.

Your goal is specific, and we want it stated plainly here so we are both measured against the same thing: websites that turn more lookers into guests who book direct — instead of through Expedia or Booking.com, which keep a large share of every booking. MBE also wants one partner who can do this the same way, at the same standard, across every property it manages. These first four are where that starts.

Each price comes from our standard rate — $2,500 for 15 pages and 3 page templates, plus $500 for each extra template and $25 for each extra page — with 10% off. MBE Hospitality keeps the same scope as its 2024 website. Elk Lake Resort and Hotel Granbury are counted page by page from their current sites. Flaming Goose is a new site.

How pages and templates are counted

A page is anything you click through to at its own web address. A page template is a page that is genuinely unique in its design and its editing interface — the pages built on top of an existing template don't count as new templates. So a site with a home page and four room pages that all share one layout is five pages and two templates.

If a site grows past what's agreed here, the pricing is simple and stated up front: $500 per additional unique page template, less the 10% partner discount, and $25 per additional page built on a template we've already made. Nothing gets added without you agreeing to it first.

3 The direction we're holding to

  • Booking comes first. A clear “Book Now” on every page of every property site, linked to that property's booking engine.
  • Each property keeps its own personality — its own brand, photos and story — built on one shared standard of quality, speed and search setup.
  • The MBE site sells MBE — your management services, your team, and the properties you run.
  • Built to be found. Page titles, local details and hotel data markup set up so Google and AI tools can read rooms, location and amenities.
  • Fast on phones, where most guests look and book.

Booking runs through each property's own booking engine — Cloudbeds, FareHarbor at Elk Lake, Hotel Granbury's engine, and the system you choose for Flaming Goose. Building a booking engine, an interactive RV site map, or a live two-way connection to a property system is not part of this build; we will quote any of those separately if you want them.

The exact page list for each property is confirmed at its kickoff and stays within the pages and page templates in section 2.

4 How the project runs

Kickoff

We start each property with a kickoff to lock its goals, its page list, and who signs off on what. You tell us the order you want the four built in.

Content

We handle the heavy lifting. We pull the content off each current site, write and organize the new copy for every page, and bring it to you for approval — you review and correct rather than writing from scratch. We work with the photos you have. Where a paid stock image is the right one, they typically run $10 to $30 each — you can buy those directly, or we can buy them for you and bill them back at cost.

Design

We design each site's home page first. Once you're happy with it, the fonts, colors, header, footer and overall look are settled — then we design the remaining page templates. You give feedback by pointing and clicking directly on the design, and you have unlimited rounds of revision. We do ask that feedback comes in consolidated batches rather than one note at a time — that is what keeps the builds moving quickly.

Development and launch

We build each site, make every page work properly on phones and tablets, load the content, connect the booking engine, handle the on-page search setup, connect Google Analytics and Search Console, and run our own quality checks across browsers and devices. You review the finished site on a live preview link, we make your final corrections, and once you approve it we launch.

5 Timeline

This process moves in weeks, not months — that's the whole point of how we work now. We'll give you a firm launch date for each property at its kickoff, once we know how quickly content approvals, photos and logins can come back to us. Those things, not our build time, set the pace. The four sites can launch one at a time; none has to wait for the others. Delays on approvals move a launch date, and we'll always tell you when that's happening rather than let it drift quietly.

6 What we need from you

  • Logos and photos for each property.
  • Booking engine access — or the booking links — for each property.
  • Domain access for each property, so we can point it to the new site at launch.
  • Google access — Business Profile, Analytics and Search Console where they exist.
  • One contact per property who can answer questions and approve copy.
  • Content approvals — we won't need much of your time, but we will need some.

7 Deliverables, goals & guarantees

We agree to deliver the services above. We guarantee the work, and we will keep working on it until it is right. What we don't do is guarantee a business outcome we don't control — search rankings are Google's decision, and how many bookings a property gets depends on much more than its website. Anyone who promises you a number is guessing. We don't offer a money-back guarantee on services already rendered.

8 Your monthly plan — the Foundation Plan

Once a site launches, it needs looking after. The Foundation Plan is $267 a month per property — 10% off our standard $297 — and it starts when that property's site goes live. You are not billed for it during the build. It covers:

  • Hosting, security and monitoring — we keep it fast, current and online.
  • Daily backups.
  • Unlimited content updates — rates, specials, events, photos. Send them to us and we make them.
  • Heat mapping — see what guests actually look at and click on, and where they leave.
  • Quarterly redesign requests — every quarter you can ask for as many design changes as you want, and add as many new pages as you want.
  • A real human — Victor and our support team, throughout.

The Foundation Plan is a twelve-month commitment from each property's launch, billed monthly. What happens at the end of those twelve months is entirely your choice — see section 9.

9 At twelve months — three doors, all yours

When a property's twelve months are up, you pick one for that property. There is no automatic lock-in and no penalty in any direction.

Take it and go
We transfer the site to hosting you control and you never pay us another dollar for it. You own it outright. We'll help you move it cleanly.
Door 3
Convert to WordPress — $1,500
For a one-time $1,500 we rebuild it as a WordPress site so you can hire any WordPress developer to maintain it. You lose the heat mapping and the managed extras.

10 Sign-today upgrades — getting found on Google and AI search

These are optional, property by property. Each one includes the Foundation Plan — it replaces it rather than sitting on top — and starts at that property's launch. If you want a property to actively bring in guests rather than just receive them, pick one for it.

The rates in this section are available on the day this agreement is signed. A property that adds or upgrades a plan later pays our standard price at that time. Whichever you choose, each property's monthly plan begins at its launch, not today.

11 Partner pricing & the road to twenty

The 10% partner pricing on the builds and on the Foundation Plan, and the sign-today rates in section 10, apply because all four websites are signed together, today, under this one agreement.

Looking ahead: MBE has told us it plans to bring as many as twenty properties to us. If MBE commits to twenty, partner pricing can rise to as much as 20%. That would be its own agreement, made when you're ready. It does not change anything in this one, and you are not committing to it by signing here.

You confirm you have the authority to sign this agreement for MBE Hospitality and for each of the four properties named in it.

12 Ownership & rights

Everything we create for you belongs entirely to you once it is paid for — the design, the code, the content. We retain no rights to it and won't reuse it on another project. If you ever leave, it all goes with you and we will help hand it over cleanly. We do reserve the right to show the finished work in our portfolio and case studies.

We work as an independent contractor, not as your employee, and we're responsible for our own taxes, insurance and equipment. Each property's domain name stays registered in its owner's name and under its control throughout — we never take ownership of it.

13 Copyright & trademark

For any text, graphics, photographs, logos or trademarks you send us to include, you confirm that you either own them or have permission to use them, and you agree to hold us harmless from any claim arising from materials you provided.

14 Your existing sites and systems

We deliver each new site in good working order and we stand behind it. We are not responsible for the current sites, or for systems we don't manage — booking engines, property systems, email, domain registrars, or third-party tools you connect later. Card details stay with your booking engine; we never see or store them. If a current website plan (for example Wix, or a booking company's website builder) needs cancelling after launch, that account is yours to cancel, and we'll tell you when it's safe to. If something outside our build breaks, we'll help you sort it out, but it isn't covered by this agreement.

16 · Let's make it official

By signing below, you're agreeing to everything above, on behalf of MBE Hospitality and the four properties named in it. When you complete this, your signed PDF downloads to your computer, we’re notified, and a secure checkout opens for the $14,150. If anything goes wrong on our end, the page will say so and tell you what to do — your signature is valid either way.
